Michigan Real Estate Auctions
 

Just a few years ago there were only a very small portion of the Michigan population aware that real estate was being sold at auction in Michigan.  

 

Michigan real estate auctions have become very successful in recent years.   More and more sellers are researching the possibilities of selling real estate at auction.  More buyers are buying, thousands of properties are changing hands at a Michigan real estate auction.

 

Approximately one year before the reports on the news began to suggest a recession, our calls began to increase dramatically.  Sellers who needed to sell property immediately, were calling.  The holding costs for real estate is unbearable when the property is unneeded and unwanted.

 

There are always buyers looking for real estate at current fair market value.  Real estate that is sold at auction when advertised properly will usually reach it's true market value. 

 

If the auction is conducted as an absolute auction (without a reserve), the crowd of potential bidders normally swells to a much larger crowd than a reserve auction.

 

I recall an auction we held North of Port Huron, Michigan in 2001, just a few days after the terrorist attack.  I thought the bidding crowd might be smaller because of the uncertainty.  The day of the auction came and a huge crowd showed up. 

 

It was a large farm of over 3,000 acres with several homes and large barns.  We offered the farm in 60 plus parcels.  When it was over, the farm brought slightly under $7.5 million dollars.  It actually set records for acreage in the area at the time, in spite of the uncertain times.  This result is typical of a Michigan real estate auction marketed well.

 

The seller's a Canadian Corp., were extremely happy with the results.  They were nice enough to send us a letter.  Take a look!                        

 

This proved that an auction will find the market value and help the seller sell their unwanted property in one day.  At the same time buyers can buy at their own price.  Every body is happy, even the auctioneers.
