TERMS: There will be a 5% Buyer's Fee added to the high bid. Successful Bidders will execute a Purchase Agreement immediately following the sale and submit a deposit equal to 10% of the Contract Price (Bid amount plus Buyer Fee). Seller will have 48 hours from the sale to accept, counter or reject the Bid Amount(s). Seller will provide a policy of Title Insurance. Closing is to take place within 30 days of sale date. There can be no conditions of sale, Purchasers must be assured any financing they will rely on will be available for closing within 30 days. Closings held for the Purchaser at a Title Company will be at the Purchaser's expense. Possession of the property will be at closing, taxes will be pro-rated at closing as if paid in advance. All dimensions and boundaries are approximate and have been based on legal descriptions and tax records. The Auctioneer acts as an exclusive agent for the Seller.
